Estate Agency Fees Applicable:

In Mauritius Agency fees are traditionally payable by BOTH parties (Owner/Landlord and Buyer/Tenant)

Long Term Rentals:

If you rent a property in Mauritius the fee payable to the agent is generally the following:

– for a lease of 6 months or more – equivalent to 1 (one) month rent PLUS VAT. (e.e If rental is Rs20 000 per month, the commission shall be Rs20 000 PLUS VAT (@15%) totaling: Rs23 000 (incl. VAT) payable by each party.)

Short Term or Holiday Letting:

This can vary from place to place. Generally the owner of the villa pay 15% plus VAT. Occasionally this can vary according to the arrangement with the owner, it maybe that there will be extra charges for the tenant to pay or that both parties each pay 10% PLUS VAT.

Sales:

For second hand sales (resales), both the buyer and seller are to pay 2% PLUS VAT of the sale price to the agency. An example would be a sale price of Rs10 million, thus the commission would be Rs200 000 PLUS VAT totaling at Rs230 000 (incl. VAT) payable by each party.
